Do bookings have to be Saturday-to-Saturday?

Absolutely not!  We always try to be flexible and will fit in with your travel plans as much as possible.

Our flight home isn't until the late afternoon/early evening.  Can we extend our check out time beyond (the usual) 11 am?

Although we cannot guarantee that this will be possible, again we will try to be flexible and, to be honest, we usually have at least a 24-hour change over period between guests in order to make sure that the villa is brought back up to our exceptionally high standards.

If we do not have other guests arriving on the day of your departure, it would be our pleasure for you to stay an extra few hours and make the most of your last day in Orlando and we do not charge any extra for this.

As our booking calendar changes daily, we may not be able to confirm your extended check out until nearer the time. 

How many people can the villa accommodate?

The villa can comfortably accommodate 12 plus an infant.  In exceptional circumstances and by prior arrangement and agreement only, we can accept up to 14.

Where do we collect the keys from?

The front porch of the villa is fitted with a secure Lock Box, which contains the keys.  This means that you can drive directly to the villa after collecting your car and start enjoying your holiday straight away!

When will we receive the directions?

Detailed directions, full address, telephone phone number, lock box code, etc. will be sent to you approximately two weeks prior to your arrival date.

Is the villa air-conditioned?

The 3,500+ square foot of living space within the villa is fully air-conditioned for your comfort, by two separate units - one upstairs and one downstairs.  The double garage is not air-conditioned.

Does the villa have a telephone?

Yes, the villa has a telephone and local calls from it are free.  The most economical way for you to make long distance and International calls, should you need to during your stay, is to purchase a telephone calling card, which are available at most supermarkets/gas stations.

What direction does the pool face?

The rear of the villa faces east, and we have both north and south side deck extensions, which receive sun all day.

Is the pool overlooked?

We have no villas behind us, so our guests can enjoy open views as far as the eye can see.  In the mornings you can watch the sun rise and in the evenings the WDW fireworks can be seen in the distance.  On a clear day/evening you can make out the Sky Screamer towers at Old Town in Kissimmee!

Due to our plot being larger than usual, there is also a large amount of space between our pool deck and the two villas either side (over 30' from the end of the deck on each side, and over 40' from the villa itself) and, to maximise your privacy, the lower sections of our pool screen are fitted with opaque panels.

Is the pool heated?

We recently added solar heating to the pool and in-ground spa, which we provide for our guests at no additional cost.

Electric pool heating, which is usually recommended during the cooler months of October to April, is available at additional cost.

During the cooler months, we provide 'solar rings', which float on the surface of the water when the pool is not in use and help to maintain the temperature.  These work like the more traditional 'pool blanket', but are much easier to put on and take off.

How deep is the swimming pool?

Our 30 foot by 15 foot pool gently slopes from approximately 3 foot at the shallow end to approximately 6 foot at the deep end.  The pool, spa and deck all have lighting so that you may enjoy evening swims.

Do we need to bring our own towels?

Not unless you want to!  The villa has an ample supply of towels for all of the bathrooms and the pool.

Is there a hairdryer?

The villa is equipped with several hairdryers.  There is also a set of straightening irons and curling tongs.

Does the villa have Internet?

Yes.  As well as having a wireless Internet connection for our guests who want/need to bring their laptops, we have a desktop PC with Internet connection in the kitchen.  Both of these facilities are provided as a courtesy and at no additional cost.

What infant equipment is provided?

We have a full size cot in the downstairs bedroom, a highchair and a light-weight stroller.  We have a smaller travel cot that you can set up in any bedroom of your choice.

Please note that for hygenie and safety reasons, we do not provide toys for babies.

Is smoking permitted in the villa?

For health and safety and for the comfort of future guests, we ask that you refrain from smoking inside the villa.  You are more than welcome to smoke on the pool deck and ashtrays are provided for this.

Where is the nearest grocery store?

Publix is located at Berry Town Center, which is approximately one mile north of Hampton Lakes.  There is also a 24-hour Wal*Mart Superstore at Cagan Crossings, which is approximately 4.4 miles north.

What if we have questions during our stay? 

We believe that our guests should be able to contact us directly at all times during their stay, so we will provide you with a local US number that will reach us whether we are in the US, UK or anywhere else in the world and we are, of course, contactable via email at all times.

When we are not in the US and able to assist you personally we have our own management company, with offices directly opposite the entrance to Hampton Lakes, who will be more than happy to help you and answer any questions.

How do we book the villa?

We keep this as simple and as stress free as possible!

Once you have decided that our villa is the one for you, please call to confirm that your intended dates are available.  Once this is confirmed, we require a deposit of £100 per week booked to be paid and a completed and signed booking form, guest list and terms and conditions to be returned to our UK mailing address.

The balance, electric pool heating charge (if requested) and refundable £250 security deposit is payable two calendar months prior to you arrival in Orlando.

We also offer our guests the opportunity to spread the cost of their holiday by paying the balance by installments.  Please ask if you would like more details about this option.

How can we pay for the villa?

For your peace of mind we have an authorised Barclays Merchant Account and are able to process your payment(s) via credit/debit card directly through our own secure terminal - we do not use third parties, paypal, etc.

We also accept payment via personal/building society cheques, bankers draft or direct bank transfer.

All payments are acknowledged and a receipt issued.
